Our latest Development
We are currently completing our next project, restoring an ex-nursing home into 18 stunning new apartments - retaining the original charm whilst providing outstanding modern finishes.
Completion December 2020
A total of 18 apartments:
12 x one bedroom – consisting of bedroom, lounge/dining room, open plan kitchen and bathroom
6 x two bedroom - Consisting of two bedrooms, lounge/dining room, open plan kitchen and bathroom
How we found it
The existing building is a stone built property dating from early 1900’s, and had been unused for about ten years. When we took it over the building had fallen into bad disrepair, with the internal areas being virtually derelict. It had a number of poor quality extensions to the rear and side, which didn’t add much to the aesthetics of the building, but the front façade had a number of good quality architectural features including bay windows.
We’re boosting the overall size of Fairmont Lodge from 5,000 square feet to 10,000 square feet with new side extensions and use of the loft space in order to create the 18 one and two bedroom apartments. Outside, some of the apartments will have decking areas and there will also be a communal amenity space as well as 10 parking spaces.
The ground slopes down from the front of the building to the rear garden area and we’re making sure that trees to the front roadside boundary will not be affected.
And when designing the floorspace and layout, we’ve tried to make sure every apartment has a good outlook, especially to living areas.
The most important thing for us is to make sure all refurbishment and extension of the building is done sympathetically and that the building sits well within its environment and doesn’t cause issues of overlooking the neighbouring properties.
We’re making progress
To keep original features where possible, we’re retaining the existing bay windows and the traditional design of the front elevation. And we’ve removed the rather ugly side extensions and replaced them with new ones of traditional design and of high quality York stone.
We’re nearly there
We've now completed all the structural work - externally and internally.
Location and Transport
The property is only 1 mile from Shipley, which provides bus and rail links to Bradford, Leeds and Keighley. It's also close to Bradford Road, which has regular bus services to Bradford, Bingley and Keighley. And it's only 25 minutes drive to Leeds Airport.
Our past Developments
We love breathing new life into these buildings and revitalizing local areas and we’re proud to have been responsible for a number of outstanding refurbishments, transforming properties and helping to improve local areas with high quality flexible accommodation whether for letting or for sale as residential properties.
All of these were derelict buildings which had been empty for many years and had substantial structural issues. The first thing was to secure the buildings from vandalism and make them structually safe. There was also the challenge of refurbishing a building which needed considerable work with minimum disturbance to the neighbourhood and local residents. Our conversion plans were very challenging, but as we use in-house personnel, we bring properties back to life faster. And as we know the area so well, we have a good understanding of the market needs of the locality - does it need flats or houses or is there a requirement for good quality HMOs.

Emm Field Villas
The building is an imposing Victorian period property sympathetically restored and converted into a total of 38 bedrooms. Just 500m from the award winning Lister Park and only 3km from the Saltaire Heritage Site and the main Bradford University campus.
We cleared, levelled and paved the rear of the property, adding 20 car parking spaces and a secure bike shed.
Both the front and rear of the property have lights and CCTV.
Extensive work to the exterior of the property brought back its Victorian splendour.
Chellow Mount has real character and is an ex-nursing home which we sympathetically refurbished and converted to include modern furnishings & facilities and 36 rooms comprising 30 en-suite rooms, 4 x 1 bedroom flats and 1 x 2 bedroom flat.
We refurbished this property and added an additional floor, finishing it to a high standard with many original features retained.
The accommodation is over three floors, with 24 en-suite rooms and a one one bedroom flat. There are shared kitchens on each floor and separate in-house laundry facilities.
